A 48 unit 5 story, multi family apartment building with 4,400 sf of ground floor commercial space located adjacent the Edgebrook Metra commuter train stop on the northwest edge of Chicago. The site is located 1 block from the Chicago Forest Preserve and on the perimeter of downtown Edgewater. The residential units are a mix of 1,2 and 3 bedrooms units all with private outdoor spaces. There are 30 parking spaces provided and bike storage for each unit. Amenities include a ground floor lounge area, and a rooftop deck with views over the nearby forest preserve.
This is a Transportation Oriented Development (TOD) project, providing much needed affordable housing, of which we are providing 15%. The idea is to provide density close to public transportation, and commercial services, to encourage walking, cycling and to decrease the necessity of automobile use. We are attempting to bring a wider demographic to the area and to jump start the development of this small downtown area which has been stagnant for decades. This project is surrounded by commercially zoning properties and has virtually no impact on the residential areas. Although TOD zoning has no requirement for parking, we are providing the same amount of parking spaces (30) that exist on the site, which is currently a parking lot, so on this site, which is heavily impacted by automobile traffic.
